The median price has trended downward since the peak of $243,300 in mid-2007, and is now 35 percent below that peak, according to the Regional Multiple Listing Service.
The losses are hurting those homeowners who have to sell because they are retiring, moving out of the area or are weathering a job loss that put the monthly payment out of reach.
